The machiya is the traditional Japanese townhouse: a narrow, deep, timber-built dwelling that once lined the streets of merchant districts in cities such as Kyoto, Nara and Kanazawa. Combining shop and home under one roof, the machiya is one of the most ingenious responses to dense urban living in any architectural tradition. Its long, slender plan, its sequence of courtyards, and its refined timber construction make it a masterclass in fitting a full domestic and commercial life onto a tight city plot.
Though many machiya were lost to fire, war and modern redevelopment, surviving examples — especially in Kyoto, where they are known as kyo-machiya — remain among the most studied and admired forms of Japanese vernacular architecture. What a machiya is
The word machiya (町家) means “town house,” distinguishing it from the rural farmhouse, or minka, of the countryside. Machiya housed the merchant and artisan classes of pre-modern Japan, and almost always combined a place of business with living quarters. The front of the building, opening to the street, served as a shop or workshop; the rear held the family’s private rooms, kitchen and storehouse.
The defining feature of the machiya is its proportion: very narrow at the street and very deep behind. Frontages of only five or six metres are common, while the plot may run back twenty metres or more. This gave rise to the affectionate nickname unagi no nedoko — “the eel’s bed” — for the long, thin Kyoto townhouse. The shape was not an accident but a response to how cities taxed and allotted land.
Why machiya are narrow and deep
The slender frontage came largely from taxation. Property along a commercial street was historically taxed on its width at the road, so owners minimised street frontage and extended their buildings backward to gain floor area without raising their tax burden. Packed side by side, these narrow lots produced the continuous, rhythmic street walls characteristic of old merchant quarters.
Building this deep created a practical problem: light and air could not reach the middle of so long a structure. The machiya solved it with internal courtyards. A small entrance garden near the front and one or more interior courtyards, called tsuboniwa, were inserted along the length of the house, drawing daylight down and ventilation through. How a machiya is built
The machiya is a timber post-and-beam building. Its structure rests on a frame of wooden columns and horizontal beams, with the loads carried down through the posts to stone footings rather than spread through solid walls. This frame is assembled with worked joinery — interlocking timber connections cut to fit — in the tradition of Japanese carpentry, which relies on the geometry of the joint rather than on nails for much of its strength.
Between the structural posts, the walls are typically earthen plaster over a lattice of bamboo or split wood, finished in muted tones. The roof is tiled, often with a gentle pitch and deep eaves to shed rain and shade the façade. Because the building is timber and tightly packed against its neighbours, fire was a constant danger, so many machiya included a kura — a thick-walled, fire-resistant storehouse, plastered heavily inside and out — at the rear to protect valuables.
The layout from street to garden
A machiya unfolds as a sequence of spaces along its length. At the street is the shop front, often with adjustable timber lattice screens, or koshi, that admit light and air while screening the interior from passers-by. Running back from the entrance is a continuous earthen-floored passage called the toriniwa, which links the front to the rear and houses the kitchen and well. This corridor often rises into a tall, open space under the roof, helping heat and smoke escape.
Alongside the toriniwa lie the raised, matted living rooms, separated by sliding screens — fusuma and shoji — so that the plan can be opened up or partitioned as needed. The most refined room, used to receive guests, usually sits at the rear overlooking the main garden, with a tokonoma alcove for displaying a scroll or flower. This progression, from public shop to private garden room, is the heart of the machiya’s spatial intelligence and reflects the same sequencing prized in classical architectural principles.
Climate, comfort and the machiya year
The machiya was designed for a climate of hot, humid summers and cold winters, and it leans toward summer comfort. Its lightweight, permeable construction, internal courtyards and openable screens encourage cross-ventilation and draw cooler air through the depth of the house. Deep eaves and lattice screens cut direct sun, while the earthen floors and plaster walls help moderate temperature.
In winter the same openness made the house cold, and families relied on localised heat — a sunken hearth or, later, the kotatsu and braziers — rather than warming the whole building. The machiya also changed with the seasons: light reed screens and blinds replaced solid panels in summer, and the garden was tended as a living gauge of the year. This responsiveness to season and weather is a recurring theme in Japanese domestic design, where the house is adjusted rather than sealed.
The machiya today
Many historic machiya were demolished through the twentieth century as cities modernised, land values rose and timber maintenance became burdensome. In recent decades, however, the surviving stock — particularly in Kyoto — has been increasingly valued, and a strong conservation and reuse movement has emerged. Old machiya are now restored as homes, cafés, shops, galleries and guesthouses, their original frames retained while interiors are quietly upgraded.
Converting a machiya is demanding work: the timber frame must be assessed and often strengthened, foundations and services modernised, and fire and seismic performance considered, all without destroying the building’s character.
